Some homes should be preserved. Some should be expanded. Some should be taken down to the land beneath them. And some should be avoided entirely. The value of an advisor lies in knowing which is which — before the purchase, not after.

01 — Read the Asset

We underwrite homes the way developers underwrite projects.

A significant residence is usually presented as a finished object: staged, photographed, priced. We look past the presentation to the asset underneath — the lot, the entitlement envelope, the structure, the systems, the permit history, the neighborhood's direction.

This is the analysis a developer performs before committing capital, applied on behalf of a private client. It answers the questions a listing cannot: What has been deferred behind the finishes? What could this site become — and what could it never become? What will the next buyer, a decade from now, pay for what you are buying today?

Three decades of building also mean we know what should be examined, and by whom. Where a question of structure, zoning or title calls for a specialist — an engineer, a land-use attorney, the right inspector — we know precisely whom to engage, and what to ask them. Judgment includes knowing where judgment needs company.

The answers frequently change the decision. Occasionally they change the price. Sometimes they end the conversation altogether — which is precisely when the analysis has earned its keep.

02 — Know the Story

Preserve. Expand. Redevelop. Or walk away.

Vision is the developer's discipline: standing in what exists and seeing, accurately, what could exist — and just as important, what should. Every property resolves into one of four stories.

Some properties should be preserved. An architecturally significant home, intact and well built, is often worth far more than any renovation could add — and worth protecting from improvement.

Some should be expanded. Where the zoning envelope, the lot, and the structure allow it, a thoughtful addition can create value no market appreciation will match.

Some should be redeveloped. When the land has outgrown the improvement, sentiment is expensive. The honest analysis treats the existing structure as a cost, not a feature.

And some should be avoided entirely. Unresolvable entitlement constraints, structural conditions, title complications, or simply a price that ignores the market's evidence — there are properties whose best outcome is the one you decline.

Each conclusion requires the same underlying literacy: in architecture, in construction, in zoning and permitting, in valuation. That literacy is the practice.

03 — How We Work

Independent. Patient. Discreet.

Independence. Our counsel is not shaped by the need to close. When the right answer is to wait, or to pass, that is the advice given.

Patience. Exceptional properties trade infrequently, and the best outcomes often take seasons rather than weeks. We are built for the long conversation — the family weighing a generational decision, the buyer waiting for the right street, the seller whose timing matters more than the market's.

Discretion. Much of our work is never visible: off-market acquisitions, quiet dispositions, evaluations conducted without a listing ever existing. Clients for whom confidentiality is a requirement, not a preference, will find that assumption already built in.

The right hands. Decades of building leave something no directory can: a short list of people worth trusting — engineers, inspectors, land-use counsel, architects, contractors. Knowing what should be examined, and who should examine it, is half of protecting a client.

04 — Urbane Wellness®

A home should be good for the people inside it.

Long before wellness became a marketing word, Troon Pacific built it into structure — a discipline we practice under the name Urbane Wellness®: continuous fresh-air ventilation and filtration, naturally filtered water, biophilic design bridging interior and landscape, abundant natural light, natural and non-toxic materials, careful sound attenuation. Seven LEED Platinum certifications and a founding role in the U.S. Green Building Council's Northern California Building Health Initiative grew out of that conviction.

That experience now works directly for our clients. Walking a property, we can often read the age and ambition of what is visible — whether the ventilation was designed to deliver fresh, filtered air or merely to comply, whether the "wellness" in a listing is substance or vocabulary — and, just as important, we know which questions to ask, what deserves professional inspection, and who should perform it. What sits behind a closed wall is knowable only when it is opened; in renovation and construction, with walls open and the right consultants engaged, the reading becomes far more precise.

And when a home falls short of the standard, we can outline what bringing it there would likely involve — the systems, the materials, and a considered view of scope and sequence — informed by having built to that standard ourselves.

05 — Families

Family compound and estate strategy.

Some of the most consequential work we do never looks like a transaction. Families holding significant property — or hoping to assemble it — face questions that unfold over decades: whether to acquire the adjacent parcel, how a compound should be configured for three generations, when a legacy home should pass to the next family rather than the next remodel.

We bring years of acquisition experience to developing that strategy for a family or significant private individual — what to assemble, in what order, on what terms, and with what patience.

We help families think these decisions through with the same framework we apply everywhere — hold, renovate, redevelop, sell or acquire — and with the patience they deserve. Engagements of this kind are conducted with particular discretion, often over years, and often without the market ever knowing.
