Troon Pacific practices as a private advisory and development firm — advising clients through significant residential decisions across Northern California, and partnering with owners to redevelop, expand and reposition the properties they already hold.
2010s — Present
The high-performance portfolio
Troon Pacific's development work concentrated on health- and sustainability-driven residences, completing seven LEED Platinum and one LEED Gold certified homes — several among the highest-rated nationally under the USGBC's LEED for Homes program. The firm operated as a Certified B Corporation (2017–2020), was recognized by B Lab as a "Best for the Environment" honoree in 2018, and was a founding member of the U.S. Green Building Council's Northern California Building Health Initiative. The work was covered in publications including the Wall Street Journal, Financial Times, Forbes and Architectural Digest — and produced an unusually complete working knowledge of how exceptional residential properties are entitled, built, valued and sold.
2000s — 2020s
Full-cycle residential development
A succession of distinguished residences entitled and built through the complete cycle — acquisition, entitlement, design, construction and disposition — in San Francisco's most demanding neighborhoods and approval environments. Several projects were monetized at the entitlement stage, value created entirely through analysis, zoning and approvals before a foundation was ever poured. Construction was directed through an in-house building division, keeping quality, cost and execution under direct control.
1999
Troon Pacific founded
Established as a San Francisco residential development and investment firm, built from inception around a conviction that quality of construction and quality of judgment are the same discipline.
1993 — 2000
Court-appointed receiver and trustee
Appointed by Bay Area Superior Courts — Alameda, San Francisco, Marin and Contra Costa Counties — to manage and reposition distressed commercial, retail and mixed-use assets under court supervision. Fiduciary work of this kind teaches how real estate behaves under pressure: how value is created, how it is recovered, and what an asset is truly worth when no one is marketing it.
Early Career — 1990s
Commercial real estate operations
Founded and operated commercial real estate management, leasing and advisory platforms focused on shopping centers, office, retail and mixed-use assets — beginning with a property management and leasing business launched while at UCLA and later expanded into Northern California. Institutional-grade analysis of complex commercial properties became the analytical discipline later applied to residential advisory work.
